Despite fierce competition from other fast-food brands including homegrown giant Jollibee, McDonald's Philippines is setting its sights on further expansion in San Pedro City, Laguna.
Golden Arches Development Corporation (GADC), McDonalds' Philippine operator, recently signed a leasing agreement with a real-estate developer that would pave the way for a new McDonald's branch in this city.
The new branch will be located in Barangay Langgam, near P. A. Alvarez Properties' housing developments catering to middle-income families in the eastern portion of San Pedro.
In a press statement, P.A. Properties said the new branch will serve its "growing communities" , reinforcing the shared commitment of both organizations to building accessible, inclusive, and sustainable communities.
Present at the ceremonial signing from Golden Arches Development Corporation were Luke Tan, Vice President – Restaurant Portfolio, and Ferlon Manalad, Real Estate Director.
Representing P.A. Properties were Romarico Alvarez, Chairman of the Board, Jonathan Lu, Vice Chair, and Director Peter Jude Alvarez.
“This partnership is about more than convenience—it’s about strengthening communities and improving everyday life for our homeowners,” Romarico Alvarez said in a statement.
Jonathan Lu added: “By bringing trusted brands closer to where people live, we help create vibrant, self-sustaining neighborhoods.”
The new McDonald’s branch is envisioned to become a community hub—supporting local employment, stimulating economic activity, and contributing to a walkable and well-integrated neighborhood.
Currently, McDonalds has three mainline branches in San Pedro City: its flagship Elvinda-National Highway branch; at the San Pedro Town Plaza (a converted ancestral house); and at the San Vicente Road.
It also operates branches inside two major gasoline stations along the South Luzon Expressway (SLEX) in San Pedro City.
